We can assist you through all the phases of your project. This will include design, drawings to obtain the necessary permit approvals and to build your project, coordination with consultants (structural, mechanical electrical and plumbing, t24, interior designers, landscape architects), assistance with the bidding of your project and selection of your general contractor, and construction administration. These services are typically billed as a fixed fee or as a percentage of the estimated construction cost. |

We can help develop a detailed description of your project based on information that we gather from our initial meeting and regulations required by the local jurisdiction. This can include a list of rooms, your specific needs for each room, adjacencies, building limitations due to existing conditions, code requirements, and site conditions . An estimated budget and overall scheduling will also be reviewed at this time. |

In order to provide design services, the existing conditions need to be documented. We obtain all the necessary measurements and put them on paper. It usually includes a basic site plan, floor plan(s), and exterior elevations. These services are typically billed on an hourly basis. |
